Morning supports every kind of growth

Every day, Morning supports nearly 1,200 companies (major groups, start-ups, SMEs and freelancers), representing close to 15,000 workspaces. Some joined us more than seven years ago, others only recently.

Over the months, our team stays attentive so as to offer solutions suited to how each organisation is evolving. By talking regularly — through the sales team and the Morning Managers — we build a relationship of trust that makes it possible to anticipate needs and provide answers before matters become urgent.

A significant number of resident companies are seeing annual growth of 5 to 10%, most of them operating in AI, cybersecurity, biotech or fintech. For these companies, the question of the workspace comes up regularly.

Here we present how we supported three companies with distinct growth trajectories. For each, specific needs at key moments. For all, one thing in common: flexibility. For reasons of confidentiality, their names are not disclosed.

Supporting hypergrowth 

Hypergrowth can multiply a headcount fivefold to tenfold in less than a year. In such conditions, it is hard to plan in fine detail, to avoid teams becoming scattered and to preserve cohesion — all while keeping up an intensive pace of recruitment. This was the case for a biotech company that joined Morning Bourse in February 2025 before going through 6 headcount increases.

From 4 to 27 employees in six months

When it arrived, the company had 4 employees. Six months later, after an acquisition and a fundraising round, it had 27.

This sevenfold increase happened in six successive steps: 4, then 10, 11, 13, 15, 21, and finally 27. From the outset, flexibility was key, even if no one imagined reaching nearly 30 employees before the end of the year.

The priority: staying together on the original site. Multiplying moves would have slowed down an already very intensive recruitment drive.

Thanks to a single point of contact and 53 potential spaces

From the start, a single point of contact is appointed. No dispersal, no loss of information. For each new need, a single lead, who knows the case and can react within the hour. The result: contract amendments signed in record time and sustained growth, with no logistical friction.

With 53 spaces in Paris and the near suburbs, Morning has a wide range of alternatives. If one site reaches capacity, other solutions exist nearby. In this particular case, all the increases were carried out in the same building.

The result: six increases without a hitch

In six months, growth continued without interruption or forced relocation. Now almost the sole occupant of an entire floor, the company can focus on its core business while Morning handles the property side.

Supporting steady, planned growth

Steady growth is characterised by regular progress, of 10 to 20% a year. This happens to a great many companies resident at Morning, notably a company specialising in the development of digital and AI solutions, which arrived at Morning La Défense at the end of 2023 with around 80 employees.

From 80 to 100 employees in 3 years

The challenge for this company’s management? To secure the ability to grow, without committing to large floor areas from the outset. In other words, the aim is to take on neither too much space (paying for empty desks) nor too little (risking overcrowding), but to take only what it needs, when it needs it.

Thanks to a contractual innovation: a bespoke growth clause

To meet this need to plan ahead without over-committing, the Morning team put in place a written priority guarantee. The principle is simple: initially set the company up on half a floor and give it priority over the offices that become free on that same floor, thanks to a right of first refusal. This spares it lengthy searches and repeated moves.

The result: soon an entire floor for the whole team

Thanks to the growth clause, expansion happened without stress or a race against the clock. Smooth progress: 80, then 85, 90, and today 100 workspaces. The one-year goal: the complete floor (140 workspaces). The benefits: cohesion, a strengthened company culture, everyone on the same level.

Supporting growth with costs under control

A client for seven years, a cybersecurity company has occupied several spaces in step with its growth, with one main priority: keeping its costs under control while preserving an essential need for confidentiality.

From 6 to 120 workspaces in 7 years

This organisation first moved in during 2017 at Morning Miroir (6 workspaces), then in 2018 at Morning Bellini (5 workspaces), at Morning Laffitte at the end of 2022 (32 workspaces) and finally at Morning Mogador in 2023 (40 workspaces). At that point the company was managing around a hundred access badges in rotation for only 40 workspaces at roughly €1,000 per workspace. The goal was to move to 120 permanent workspaces without exceeding the budget — quite the opposite.

7 years of collaboration make it possible to build a relationship of trust and a thorough understanding of the company, its needs and its culture. After various discussions, the Morning team proposed an entire floor at Morning Clichy.

The space chosen and a bespoke fit-out made it possible to meet the security and confidentiality needs, notably by applying window films to all the exterior windows. This is a bespoke fit-out, within an almost empty space.

The result: the cost per workspace halved

In September 2025, the move to Clichy made it possible to multiply the usable floor area and significantly increase the number of available workspaces, while reducing the unit cost. The choice to move slightly out of the centre, leaving the 9th arrondissement for Clichy, made this financial optimisation possible.

The outcome speaks for itself: three times as much space for a budget rising from €40,000 to €50,000 per month, just 25% more. The cost per workspace was halved. And with their rotation model, these 120 workspaces allow the company to accommodate up to 200 employees depending on the period.

Three kinds of growth, one answer: flexibility

Hypergrowth calls for responsiveness in order to absorb rapid growth without losing time. Steady growth requires security and long-term visibility in order to expand with peace of mind. Independent growth relies on continuity and optimisation in order to streamline while growing. Three different needs, three tailored kinds of support.

Growth never follows a perfectly linear plan. Companies need spaces that evolve with them, neither too quickly, to avoid waste, nor too slowly, so as not to hold back their development.
