Opened in September 2022, Morning Laffitte is already home to many companies of every size and from every sector. Among the new residents is Freeland. The words of its CEO, Frédéric Camus, capture the spirit of the place perfectly:

Located at 34 of the street it takes its name from, Morning Laffitte presents itself as a new city of work. Its large glazed, tree-filled inner courtyard is the unmissable meeting point of the building. From this low-angle vantage point, every floor is laid out for view, from the garden level to the roof terrace.
A workspace conceived as a place to live and share
The proportions of Morning Laffitte are dizzying: a ceiling height of 21 metres in the central atrium and 6 floors spread across a total area of 10,000 m2. Filling such a volume was a genuine challenge for the Morning fit-out and architecture team.
“For the layout of the building, the interior architects drew inspiration from brutalism. Somewhere between nature and concrete, this combination allowed us to bring contrast to the original building and to make the most of the light in this vast glass volume. Using wood let us add a softer touch.
We conceived the patio on the garden level as a genuine meeting place, and particular care went into the top floor and the terrace. There you’ll find spaces open to everyone. The many small lounges up there are so many very quiet places to share.” Victoire Borgy, interior architect at Morning.

It is also the team’s designers who create every bespoke element: bookcases, reception coffee bar, alcoves and benches… favouring locally sourced materials. The Morning cabinetmakers then build the pieces in the Bagnolet workshop. (Read also: Eco-design in 10 questions).
Facilities for every use and every kind of organisation.
The Morning Laffitte reception offers a concierge service on hand for occupants to meet their every need. The garden level, a leafy central living space, lets coworkers enjoy convivial moments and conversation. The garden-level lounges sit at the centre of the atrium. Workers can make the most of the coffee bar’s services, with both sweet and savoury options.
This broad central space serves 13 equipped meeting rooms as well as an auditorium with more than 100 seats, with a stage and projection screen for all kinds of events. The gym, on the same level, offers all sorts of classes included in the Morning package.

With its enclosed offices, half-floors and whole floors, Morning Laffitte is able to accommodate every type of organisation and meet its every need. The first 6 floors are given over to the various office and workspace packages Morning offers. From the turnkey private office to the independent floor, anything is possible! Each floor has its own kitchen along with 3 bookable meeting rooms, a small lounge area and phone booths.
Whatever their size, companies and their occupants enjoy a wealth of facilities and shared spaces, mainly spread across two levels: the garden level and the 6th floor. This top level gives access to outdoor spaces (rooftop and terraces) as well as various lounges and shared areas, offering workers places to connect with sweeping views over the whole neighbourhood.

At Morning Laffitte, every service is on offer, within easy reach, for every need. Beyond a shared experience within its walls, this space also opens outwards to offer its occupants innovative partnerships.
Support and inspiration, day in, day out
No fewer than 4 dedicated managers are on hand to listen to the space’s occupants and their needs. Rania, Laurène, Lila and Margot are the managers of Morning Laffitte. Their day-to-day job? To do everything so that members have nothing to worry about and feel at home. Agnès confirms it: "We need to understand everyone’s needs through very close commercial follow-up. That way we can tailor the experience we offer to each company (events, packages, equipment, and so on)."

A range of fresh and exclusive services is on offer to residents and to outside companies alike:
☞ The studio: lets you bring any audiovisual project to life; companies can turn their hand to podcast recording, video capture, photo shoots… All the equipment needed is available on site, along with technical support.
☞ The auditorium: directly accessible from the garden level, it can seat 100 people. The space is fitted with a stage, a large projection screen and all the equipment needed for events big and small
☞ The wellbeing room: warm and fully equipped, this is where coworkers can enjoy massages, manicures, hairdressing and barber services, or reflexology and acupressure sessions.
☞ The gym: open to everyone for individual workouts or group sessions (boxing, yoga or training). Its classes can be booked directly in the Morning app. Large changing rooms and showers with everything you need are also available.

An events team supports companies wishing to treat themselves to inspiring, creative or fun experiences in the private-hire rooms of Morning Laffitte, or in those of any other Morning space! This offer rounds out the premium concierge service.
A workspace that opens to the outside world
The visitor reception service allows Morning Laffitte to remain a space for sharing, open to the outside world. The companies based here can of course welcome their own ecosystems, but they won’t be the only ones. Morning Laffitte is also able to welcome other visitors!
Thanks to its many meeting rooms and its flexible working areas, Morning Laffitte will welcome the residents of every Morning space, who will be able to book slots via the Morning app. (read also: Flexible working: spaces to work anywhere)
Other companies that are not part of the Morning community can use the premises through other services. The auditorium and the studio are made available to outside organisations. In addition, the Bloom meditation studio on rue Laffitte is open to all occupants.
